How is buyer-agent compensation handled today?

Compensation is negotiable. Some sellers offer compensation to the buyer’s broker; other times buyers choose to compensate their agent directly. We’ll review options in writing before representation begins so there are no surprises.

Most financed purchases take ~30–45 days after offer acceptance, depending on appraisal turn times and loan conditions. Cash can be ~2–3 weeks.

General home, roof, pest, septic, and well/water quality are common. For acreage or cabins, we also verify access, winter road conditions, and utility details (power/propane).

Yes—video tours, e-sign, digital docs, and coordinated inspections. We’ll also brief you on schools, healthcare, internet, snow removal, and utilities for your exact area.
